THIS INDENTURE made the ffoure and twentyeth Day of August In the ffoure and Thirtyeth yeare of the Raigne of Our Soveraigne Lord CHARLES the Second by the grace of God of England Scotland ffrance and Ireland King Defender of the Faith &c Annoq Dni 1682 BETWEENE the most Illustrious Prince his Royall Highnesse James Duke of Yorke and Albany Earle of Ulster &c of the one part and Willliam Penn Esquire Sonn and heir of Sr. William Penn Knight Deceased of the other part    WITNESSETH That his said Royall Highnesse out of a speciall regard to the memory and many faithfull and eminent services heretofore performed by the said Sr. William Penn to his said Matie and Royall Highness, and for the good will which his said Royall Highness hath and beareth to the said William Penn and for and in Consideracon of the Sume of Tenn Shillings to him in hand paid by the said William Penn at and before the Ensealeing and delivery hereof The receipt whereof is hereby acknowledged And for other good causes and Consideracons DOTH Bargain Sell Lett and ffarm lett unto the said William Penn ALL THAT the Towne of Newcastle otherwise called Delaware And all that Tract of Land lying within the Compass or Circle of Twelve Miles about the same scituate lying and being upon the River Delaware in America And all Islands in the same River Delaware and the said River and Soyle thereof lying North of the Southermost part of the said Circle of Twelve Miles about the said Towne Together with all Rents Services Royalties Franchises Duties liberties and priviledges thereunto belonging and all the estate interest and powers whatsoever of his said Royall Highness of in or to the same or to any part or parcell thereof SAVING always and Reserving unto his said Royall Highness his Agents and Servants free use of all Ports wayes and passages into through and out of the said bargained premisses and every part and parcell thereof TO HAVE AND TO HOLD the said Towne and Circle of Twelve Miles of Land about the same Islands and all other the before menconed premisses with their and every of their appurtences unto the said William Penn his Executors Administrators and assignes from the day before the date hereof for the terme of ten Thousand yeares from thence next ensueing without impeachment of or for any manner of wast YEILDING AND PAYING therefore yearely and every yeare to his said Royall Highnesse his heires and assignes the Rent or sume of ffive Shillings of lawfull money of England at the ffeast of St. Michael the Archangell onely dureing the said terme AND the said William Penn for himselfe his Executors Administrators and assignes doth Covenant and grant to and with his said Royall Highness his heires and assignes by these presents That he the said William Penn his heires Executors Administrators or assignes shall and will well and truly pay or cause to be paid to his said Royall Highness his heires and assignes the said yearely rent of ffive Shillings at the dayes whereon the same is reserved to be paid as aforesaid    IN WITNESS whereof his siad Royall Highnesse hath hereunto sett his hand and seale the Day and yeare first above written.  JAMES.  Sealed and delivered in the presence of  Jo  Werden
